  1. The Executive Summary – Your  Executive Summary should convey the excitement and passion you have for the Pet Care Industry as well as the timeliness of establishing a Pet Care Services business in your proposed location at this time..  Your Executive Summary should describe what service sand products you will offer,  the cost of putting your business together, and the the amount of money you expect to earn.
  1. The Company Summary – The Company summary should inform the reader of the legal form of  your business, i.e. LLC or Corporation, the company ownership, a startup expense summary, and a description of the proposed facility and its location.
  1. 1. Products and Services – You will need to define the products and services which you wish to offer in your business such as Pet Boarding, Dog Day Care, Grooming, Retail, Training, and other services, what you will charge for those products and services, how you determined those rates, and how they compare to the rates charges by your competitors, and very importantly how you are going to market your business.
  1. Competitive Analysis – You will need to conduct a comprehensive competitive analysis in your target market area. The analysis needs to include Veterinary Clinics, Boarding Facilities, Dog Day Care businesses, Grooming and Training Facilities, Pet Sitting Services, Mobile Pet Groomers, and Dog Walking Facilities. You need to know what products and services your competitors offer,  what their facilities are like, and what kind of competitive advantage you may have over them ( or they over you).
  1. Target Market Analysis –  You will need to know everything there is to know about your target market, how you determined it, the demographic characteristics of the people who reside within your target market,  the pet populations, and the community.  You can get some of this from Wikipedia and Google searches, but we recommend that you obtain the most current demographic information available for your target market area. from a company like The Nielson Company   http://www.nielsen.com who can provide a  target market analysis called A SiteReport or A Demographic Snapshot for your proposed location.
  1. Sales Forecasts – You will need to develop a comprehensive five year financial forecast for revenue expected from your business operations including two years of month by month forecasts and three additional years of year by year forecasts.
  1. Expense & Personnel Forecasts –  Your expense and payroll forecasts should identify all costs associated with operating your business including payroll, advertising, rent, insurance, utilities, debt service, and and more.
  1. Projected Profit and Loss – A 5 year Projected Profit and Loss Statement should be prepared to predict income or loss from business operations on a Month by Month for 2 years and a Year to Year basis for 3 years.

10.       Projected Cash Flow & Balance Sheet – Your Projected Cash Flow Statement should  provide cash flows on a Month by Month basis for 2 years and a Year to Year analysis of cash needed to operate the business on a year by year basis for an additional 3 years.

How to Develop The Best New Pet Care Business Cost Breakdown

The Best New Pet Care Business Cost Breakdown is called the STARTUP EXPENSE SUMMARY and it identifies each and every expense that you will incur to start and operate your new pet care business . You will need it to determine how much money you need to start the business, but you will also need it to present to the Bank or to Investors to document how you will use the funds they may give you.

To create  a STARTUP EXPENSE SUMMARY for a New Pet Boarding or Dog Day Care  Business, each of the items and corresponding  costs are entered into a Financial Spreadsheet called the Pet Care Business STARTUP EXPENSE SUMMARY.  You can create a Startup Expense Summary using a Spreadsheet Program like Microsoft Excel listing each item on a separate row and its cost on a separate column on the same row. Here’s a short example. You may have 50 or more line items in your particular startup expense summary.

Start-up Expenses
Legal $0
Architectural Design and Space Planning $0
Land $0
Consulting Fees $0
Employee Startup Training $0
Employee Certification $0
Construction Costs (see  Separate Cost Breakdown) $0

You should also create a formula to sum the line item expenses into an overall total., again a short example:

Contingency (10%) $0
Working Capital $0
Total Start-up Expenses $0

The STARTUP EXPENSE SUMMARY includes all costs associated with pre-opening expenses such as like legal, architectural, construction, kennel equipment, grooming equipment, office equipment, computers, employee training, furnishings, supplies, marketing materials, website design, uniforms and more, as well Working Capital, the money you need to put into the business until you reach the break even, the point where revenues equal operating expense.

Some line items such as the construction costs, kennel equipment, grooming equipment, office equipment, and other expense line items have supporting expense summaries of their own which list all the costs associated with each respective line item.

When determining your expenses make sure you don’t only include the costs of materials.  Make sure you identify and include sales taxes, delivery charges, installation fees, and inventory as well as  possible storage charges.

You should also include a line item called a Contingency Expense. No matter how much time and effort you put into identifying the expenses of your new business, you most certainly will either miss or add something you hadn’t thought of, so make sure you have a line item for a contingency expense. The reason you want a contingency expense is not only to account for unforeseen expenses, but also so you don’t have to go back to the bank or your investors asking for more money. If you don’t use the contingency, Great, but at least you have a buffer in case you need it.

Sounds a little complicated ? it is, so we have developed a FREE DOWNLOAD of our Interactive STARTUP EXPENSE SUMMARY. Just Sign Up and its yours……..

5 Expert Helpful Ways to Easily Predict Pet Business Sales

5 Expert Helpful Ways to Easily Predict Pet Business Sales

Without exception,  every single one of our clients has asked the question:  “How  do I create a Sales Forecast for a Pet Care Business like a Pet Boarding and/or a Dog Day Care Business?  ” In other words, they want to know how much money they can expect to make from operating a Pet Care Business.

In order to answer that question accurately and reliably, one must do a considerable amount of research, then prepare a Pet Care Business Revenue Calculator. Here’s the list  of questions you will have to answer in order to create the calculator.:

  1. Define  the Scope of the Pet Care Services you will offer,  i.e. Overnight Boarding for Dogs, Cats, and Exotics, Dog Day Care, Grooming, Retail, Training etc.
  2. Define the Scale of Pet Care Services, i.e.  the maximum number of pet guests you will care for in each category. i.e. 10 Executive overnight boarding spaces for dog, 50 dog day care spaces, etc
  3. Determine how many days of the year you will be open for business, i.e. every day of the year (365), weekdays only(260) , etc,
  4. Determine the rates you will charge for each of the pet care services you will offer.  To determine this, you should first determine your Target Market Area, the area from which you will draw your customers, then perform a comprehensive Competitive analysis in that market to see what your competitors are charging for the same or similar services.
  5. Determine the anticipated Occupancy and Usage  Rates for each of the pet care services you intend to offer. These rates will vary according to the type of pet care service you intend to offer, i.e occupancy rates for overnight boarding differ from dog day care occupancy rates, and grooming usage rates differ from retail usage rates. The Occupancy rates you plug into the formula also vary depending whether you are a new Pet Care Startup or you have been in business for more than  2 years.  Finally,  is also very important to keep in mind that occupancy rates fluctuate  to reflect the seasonal fluctuations in occupancy.

Once you completed your research, you can create the Revenue Calculator in an excel spreadsheet with the Each Row reflecting the scale and scope of  each of your pet care business services, and Columns reflecting the number of days you will be open per year, the rates you will charge for each service, and the expected occupancy and usage rates you will have. Finally you will have to create columns with corresponding formulas to reflect monthly and yearly revenue forecasts, % contribution of each service, and staffing rations.

We include a spreadsheet of occupancy rates collected from new pet care business startups and the Functional and Editable Pet Care Business Revenue Calculator as a component of our award winning Pet Care Business Development Library, click here for more information.
